Misalignment early on leads to costly errors later. At Icon, we mitigate this with structured pre-construction planning, detailed work breakdown structures (WBS), and early stakeholder coordination. It sets the tone for everything that follows.


2. Budget: Cost Management Grounded in Local Practice

Remember, it’s not just about the cheapest option, it’s about value and quality. We work closely with your team to make every dollar count without cutting corners.

In Barbados, construction cost planning typically follows a hybrid of the SMM7 (Standard Method of Measurement) and NRM2 frameworks, providing a structured way to measure and track costs by work sections.


This allows us to:

  • Quantify work with precision (e.g., substructure, finishes, MEP)

  • Tender competitively and transparently

  • Adjust phases or packages without losing oversight


Even a 3-bedroom home may involve 30–50+ distinct cost headings, each tied to local supplier pricing, logistics, labor, and sometimes even seasonal shipping conditions. The budget is a live document—supported by experience, not assumptions. Remember, it’s not just about the cheapest option, it’s about value and quality. We work closely with you to make every dollar count without cutting corners.

3. Strategic Procurement of Hundreds of Materials


No project goes exactly as planned, and that’s okay. Weather delays, material shortages, or last-minute changes happen. To complete a typical 1,500 ft² build, you’ll manage:


  • 400+ bags of cement

  • 4,000 kg of rebar

  • 1,450 ft² of blockwork

  • Sand, aggregate, concrete, doors, cabinetry, tiles, fixtures, lighting, sealants—and much more


Every item must be:

  • Quantified during the take-off phase

  • Procured via vetted suppliers or regional networks

  • Delivered at the right point in the schedule to avoid bottlenecks


To manage this, we utilize PlanSwift for digital take-offs and integrate data into project procurement timelines managed in Microsoft Project

4. 100+ Tasks Coordinated Seamlessly

On even modest builds, we coordinate 100–120 distinct tasks. Tools like Microsoft Project and Procore help us manage this complexity, track dependencies, and anticipate scheduling risks in real time. Gantt charts, lookahead schedules, and critical path analysis all play a role in keeping the program tight and realistic.

When communication flows freely, issues get resolved quickly, and everyone understands the goals, timelines, and expectations. No matter how strong the plan, it only works if everyone stays aligned. We prioritize clear communication through:


  • Regular client and team updates

  • Cloud-based drawing and change tracking (via Procore)

  • Consistent site reporting and photo documentation


Whether clients want daily visibility or prefer high-level milestones, we tailor our reporting to ensure they’re always informed and confident in the progress.
